Elaroo and Petone are located south of the Stirling Access road and at the foot of the Stirling Range, the total area is 3,141 hectares or 7,761 acres. The country is gently undulating and the soil types are mainly sandy duplex loams and sandy loams. A great deal of time money and expense has gone towards improving the water supply to the whole of the property. This has involved building and enlarging catchments to key dams, meaning water can be harvested, transferred and stored when and where it is needed. The laying of an extensive pipe system allows water to be moved around the entire property as required. Along with improving the reliability of the water supply the vendors have gone to lengths to improve the quality of the pastures, this includes the planting of perrenials, lucerne, clover and saltbush. This now means that the entire property can now be rotationally grazed year round as required and a winter crop can be planted on the available cropping area which is approx 1900 hectares. The majority of the fencing is in very good condition with much of it having been replaced in the past six years. Certain paddocks have been realigned to allow better use of pasture and cropping areas. Infrastucture is all that is required for a property of this size and includes a six stand shearing shed with new steel yards with a working capacity of 2,000. Numerous general purpose sheds including a large fully enclosed machinery shed. There is an older additional four stand shearing shed located on Petone. The main house is brick and tile with five bedrooms, two bathrooms, large living area, separate lounge/tv room, kitchen/dining, laundry, separate outside office and a two car open garage. This property would suit as a primarily grazing property complemented with cereal and pulse crops.
